Getting the Ground Right First
Grading, topsoil and drainage prep is the ground-level work that sets up a new lawn in the New York suburbs to thrive or to struggle. We regrade yards that pitch toward the house, spread topsoil where builders left subsoil, break up compacted ground, and dig drainage trenches where water sits. Most of the time this work leads straight into seeding, but we also do yard grading on its own.
Common problems we see
After construction, the subsoil is often packed hard by machines and covered with a thin skim of topsoil. Grade around the house may have settled into a dish that holds water against the foundation. On Long Island's sandy outwash soils, water usually drains fast once it soaks in, but crusted or compacted surfaces still shed it toward low spots. On hillier lots in Westchester, Staten Island and Rockland, rock and shallow soil make grading slower and water runs off quickly.
Rough grade, then fine grade
Penn State Extension describes the sequence well: rough grading shapes the subsoil to the final contour, set low enough to allow for several inches of topsoil; compacted subsoil is broken up with a ripper or chisel; topsoil goes back on; then fine grading firms and smooths the surface and stones larger than two inches are removed. They recommend a slope of 1 to 4 percent away from any foundation, a drop of 1 to 4 feet for every 100 feet, and drainage swales around homes built into hillsides. We work to the same goals, with lighter equipment on finished areas so we do not re-compact what we just loosened.
Topsoil
Good topsoil is the cheapest insurance a new lawn can have. We bring in screened topsoil, spread it to depth, and mix it into the loosened subsoil so roots do not hit a hard layer a few inches down. Where a soil test shows acidity, which is common on Long Island outwash soils, lime goes in at this stage.
Drainage trenching and excavation
When water problems are more than a grade fix, our crew handles the excavation and trenching too: shallow trenches for French drains, connections from downspouts to dry wells where local rules allow, and swale shaping across the back of a lot. Doing the drainage and the land grading in one visit means the trench lines are buried and seeded with the rest of the yard instead of leaving scars.
Equipment and access
Many suburban lots here have narrow side yards, fences and mature trees. We use compact track loaders and skid steers that fit through tight gates, protect driveways and curb strips, and keep machines away from root zones of trees you want to keep. Excess soil and debris are hauled away or spread where you want them.
Cost factors
Leveling and regrading cost depends on how much soil moves, whether topsoil must be imported, access and how much rock we hit. Published figures are below; we quote once we have seen the yard.
Grading around trees and neighbors
Mature trees are one of the best things about suburban New York lots, and grading is one of the quickest ways to kill them. Adding even a few inches of soil over a root zone or cutting into it can damage roots that took decades to grow. We grade around trees you want to keep, taper fills away from trunks, and flag areas machines should not cross. We also watch property lines: re-pitching a yard so water leaves your house is only a fix if it does not send that water onto the neighbor's patio.
Dirt work on Long Island versus the hills
The work looks different depending on where the yard is. On the flat outwash of central and southern Nassau and Suffolk, grading is mostly about getting a gentle, steady pitch on ground with almost no natural fall, and making sure low spots near the street or the back fence have somewhere to go. Sandy subsoils drain well once the crust is broken. On the North Shore moraine, in Westchester and across Rockland, the job is often the opposite: too much fall, shallow soil over rock, and water that needs to be slowed and spread out. We price and plan each one for the ground it is on.
Grading for seed, sod or pavers
The finish surface depends on what goes on top. Hydroseed wants a firm, slightly rough surface that holds the slurry; sod wants a smooth, firm surface set a little lower so it meets walks and drives flush; patios and walks need compacted base, not lawn soil. Tell us what is planned for each area and we will set the grade to match, even if another company is installing the finish. Rock that has to be broken or hauled, long carries through a narrow side yard and drainage piping are listed separately so you can see what each part of the job costs.

How a Grading Job Goes
1. Walk and shoot grades
We find where water goes now and where it needs to go.
2. Rough grade
Shape the subsoil, break up compaction and dig any drainage trenches.
3. Topsoil
Spread and blend topsoil, with lime or amendments as the soil test calls for.
4. Fine grade
Firm, smooth and rake out stones so the surface is ready for seed.
5. Seed or hand off
Hydroseed the same week, or leave it ready for your landscaper.

Grading, Topsoil & Drainage Prep Questions
How much should my yard slope away from the house?
Penn State Extension recommends 1 to 4 percent, a drop of 1 to 4 feet over 100 feet, where the lot allows. On tight lots we create a short, steeper pitch near the foundation and a swale to carry water around the house.
How deep should topsoil be under a new lawn on Long Island or in Westchester?
Enough to give roots several inches of loose soil over the subsoil. We check what is there now and import only what is needed, then blend it in so there is no hard layer underneath.
Can you fix a wet spot in the backyard?
Usually. Some wet spots are a grade problem, some need a trench drain or dry well, and some come from a neighbor's runoff that needs a swale. We look at the source before suggesting a fix.
Do you haul away extra dirt?
Yes. Excess soil, rock and debris can be hauled off or spread elsewhere on the property, and that is listed in the quote.
