Renovating Lawns on Old Farm Ground
Hydroseeding in Levittown is mostly about renewal. Levitt & Sons built the community between 1947 and 1951 as a planned suburb for returning veterans, and it is widely called the first truly mass-produced suburb in the country. Thousands of yards were seeded in the same few years, so many Levittown lawns have now been worn, patched and reworked for more than seven decades.
What is under the grass
The firm bought options on large swaths of onion and potato fields to build the town. The well-drained loams of Long Island's outwash plains, like the Haven series, were widely used for potatoes and vegetables before they went to housing. These soils drain well, which is great for roots, but a thin, worn topsoil layer dries out fast in summer. Adding an inch or two of quality topsoil before seeding helps a lot.
Built fast, built on slabs
Houses went up at a rate of 30 a day by July 1948, on concrete slabs rather than basements. Over the years, additions, driveway widenings and patios have chewed up a lot of yards. After that kind of work we regrade, remove buried debris and hydroseed the disturbed area so the patch matches the surrounding grass.
Renovate or overseed?
If a lawn is thin but mostly grass, overseeding with a hydroseed slurry after core aeration is usually enough. If it is mostly crabgrass, moss or bare dirt, a full lawn renovation makes more sense: kill off the old cover, rework the top few inches, add topsoil and seed.
Good timing
Late August through September gives cool-season grass the best start on Long Island, with warm soil and cooler nights ahead.

Levittown Background
- Built 1947 to 1951. Levitt & Sons built Levittown as a planned community for World War II veterans between 1947 and 1951.
- Former farmland. The firm bought options on large swaths of onion and potato fields in undeveloped Long Island to build it.
- Speed of building. Construction reached 30 houses a day by July 1948, using concrete slabs instead of basements.
- Outwash soils. Haven soils of Long Island's glacial outwash plains are well drained and were mostly cleared for crops such as potatoes or for development.

Levittown Questions
My Levittown lawn is mostly crabgrass. Can you seed over it?
Seeding over heavy crabgrass rarely works. We usually recommend clearing it, loosening the top few inches, adding topsoil and hydroseeding fresh.
Why does my lawn burn out every August?
Many local soils are sandy and well drained, and decades of use thin the topsoil. A topsoil top-dress plus deeper, less frequent watering helps new grass ride out summer.
Can you patch the yard after a driveway widening?
Yes. We remove the leftover gravel and debris, regrade to match the lawn and hydroseed the strip.
Does hydroseed blend in with an existing lawn?
We match the seed mix to what is already growing as closely as we can. The new area looks lighter at first and evens out over a season.
Is fall really better than spring here?
For cool-season grass on Long Island, yes. Late summer seed has warm soil and a long cool season ahead without crabgrass pressure.
