Renewing Yards in the City of Homes

Hydroseeding in New Rochelle often means reworking lawns that have been in place for a century. By 1900, development companies were buying up the city's farms, estates and wooded homesteads, and planned neighborhoods such as Rochelle Park, one of the first planned communities in the country, spread across the city. That is how New Rochelle earned the nickname City of Homes.

Century-old yards

Old lawns have been regraded, patched and shaded over many decades. Big trees, compacted soil and old fill are common. Before a lawn renovation we test how deep the good soil goes, remove buried debris, add topsoil where the layer is thin and pick a seed blend that can handle the shade those mature trees throw.

Living on the Sound

The city faces Long Island Sound, and its waters hold islands from Davids Island to Columbia and Pea Islands, with Execution Rocks Lighthouse offshore. Waterfront yards take wind and salt spray, and they slope toward the water. On those lots we use a bonded fiber matrix or a blanket on the slope and set silt fence on the shore side while the soil is bare.

A city still building

In 2014 the planning board approved $149 million in development across three major sections of the city, and downtown redevelopment has continued since. New buildings mean disturbed ground, which means silt fence, inlet protection and, at the end, hydroseed or hydromulch to close out the site.

New Rochelle Questions

My lawn is under big old trees. Will hydroseed grow there?

With a shade-tolerant blend and some thinning of low branches, usually yes. Deep, dry shade under maples is the hardest case.

How do you deal with salt spray on a waterfront lawn?

We choose grasses that handle exposure better and make sure the soil is deep enough to support them. Some burn on the very front edge is still possible after storms.

Do you close out construction sites with hydroseed?

Yes. Once final grading is done we hydroseed or hydromulch the disturbed areas so the site is stabilized.

There is old brick and stone in my soil. Is that a problem?

Buried debris stops roots and causes dry spots. We dig out what we find in the top layer and add clean topsoil.

Is a renovation better than overseeding for a 100-year-old lawn?

It depends on how much grass is left. We look at it in person and tell you which is the better spend.
